Finances and Completion
If your property is new or yet to be completed, a stage payment structure will be agreed, the money in most cases will be paid via your solicitor directly to the developer, but bank guarantees will be made to cover advance payments. Our legal team will guide you through this step to ensure your investment is fully protected.

Clients of Spanish Properties of Distinction can be assured that all properties within our extensive portfolio will have had their legality thoroughly checked by our lawyers prior to purchase. In addition to its legality every resale property will have been searched for any outstanding debts or charges lodged against it. We will also investigate to confirm the position regarding any existing construction warranties. If the property is resale then a holding deposit will be paid with the balance being due at the final hand over.

On the day of completion both the client and the vendor will normally be present and the deeds will be signed by all parties in front of an independent Public Notary.

If a Spanish mortgage has been arranged then a representative from the bank will also be present and the Notary will make certain that all parties fully understand the deeds before they are signed. From this moment on the property will be yours and the title deeds will be registered with the appropriate authority, we will be with you at every step of this process making sure everything runs smoothly. Whilst you are arranging the legal aspects of your purchase and now that you have estate in Spain you might want to take the opportunity to prepare a Spanish will or to leave a Power of Attorney for control in your absence, again we will be at your disposal to offer our advice and assistance.
