Finding The Right Property The next stage is the actual trip to Spain, on your day of arrival we will meet you at the airport and then take you to your accommodation.
|
|
If you are staying in an apartment we will already have arranged a small welcome pack of groceries for you. During this time we can answer any general enquires you may have about the local areas, property purchase or life in Spain. Before we look at any specific properties we will take you on a personalised tour of the surrounding areas to make sure you like the location and the available facilities. Once we are all happy that the location suits your needs we will then take you to see some pre-selected properties, all carefully chosen to meet your requirements in terms of accommodation character, price and equally important, position. |
At this stage we can also take you to see the local golf courses, schools, medical centres, or whatever are your main interests or priorities.
When you find the right property
Once you find a property that suits all your needs, which can often be achieved during your initial trip, we will make arrangements to obtain your national identity number (NIE), and secure the services of a reputable lawyer with comprehensive knowledge of the Spanish Government Regulations & Spanish property laws. You would then be required to pay a Reservation Deposit of normally 3,000 euros, which can be paid by cash, credit card or bank transfer. Most reservation deposits to vendors are non-refundable so it's important to be sure of your financing for purchase before reserving a property. This Reservation deposit secures your property at the agreed price and takes it off the open market.
| Spanish Properties of Distinction's recommended lawyer is based in the prestigious La Manga Club and is highly experienced in all aspects of property law. We have included some further details about Multi Service Bureau on our links page.
We can also help you open a Spanish bank account & arrange a mortgage if required. Please note with all Spanish property purchases there are additional costs of about 10% of the property value, which will cover the IVA, transfer tax, legal fees and notary costs, we will quantify all this for you with a full breakdown of all costs before you make any commitment. |
